1. Is the rebate program only for new homes in Indianapolis area?
No. We are licensed by the State of Indiana to provide our professional services anywhere in the State of Indiana.

They want to narrow down the search at their leisure. This saves us time and we believe you should be rewarded for your time and effort.
3. How do you make money by rebating most of your commissions?
We are real estate agents associated with RE/MAX Realty Group. We are what are called “100% Agents.” We pay the same office fee whether we do 1 transaction or 100 transactions a year. We want to do more transactions and let you share in the commissions. Also, real estate agents spend most of their time and money on listings that don’t sell and buyers that don’t buy. Bottom line is when you are ready to build a new home and you use our professional services to represent you, we both win.
4. How much money will I receive at closing?
The amount of the rebate on your new Indianapolis home is based on the amount the new home builder compensate us. Normally, Indiana builder will pay the Buyer’s real estate agent 3% of the purchase price or “base price” of the new home. If we are compensated 3% of the purchase or base price of the new home, you receive 2% rebate. If we are compensated less than 3%, you will 2/3 of our commissions as a rebate. You will receive a maximum of 2% of the purchase or base price of your new home.
5. I am already registered with or have been taking to a new home builder, can I still get a rebate?
Most of the time the answer is no, but you still may be able to get a rebate. A builder usually wants to know at the first meeting if you have a real estate agent representing you. If you have already visited a builder, they are not legally bound to compensate a real estate agent, since you are already a potential client. Sometimes a builder will allow you to have an agent after you have make contact with them. Please contact us and we will discuss the best way to approach the builder.
6. Are rebates legal in Indiana?
Yes, rebates to home buyers are legal in Indiana. All parties to the transaction are required to be informed of the rebates including your lender. This is the reason we would prefer the rebate amount be on the HUD-1 Statement (Closing Statement). Rebates are legal in most states.
7. Are you an out of the state company?
No, we are located in central Indiana. We are real estate agents associated with a local RE/MAX agency. We are professional full-time real estate agents that know the central Indiana real estate market and Indianpolis new homes.
8. What are Builders’ “Spec Homes”? Would I get a rebate if I brought a “Spec home”?
Yes, you would get the same amount of rebate as a contracted new built home. A builder’s spec home is a house built by the builder without a contract from a buyer. The builder is “speculating” that it will sell.
Most major builders will have Indianapolis new homes available as spec homes.
9. What if I want to buy a “resale/existing” home?
You can still get a rebate! The rebate amount is 1% of the purchase price provided we are compensated at 3% of the purchase price. If we are compensated less than 3%, you will get 2/3 of our commissions. The purchase price has to be over $100,000. The rebate is less than Indianapolis new homes because there is more time involved in buying a existing home. Please contact us for more details.
10. How do you define “resale/existing” home?.
A “resale/existing home” is any home that is not sold directly by a builder.
11. Do I pay more for my new home if you represent me?
NO!! There is no cost to you if you use us to represent you. Your home will not cost you anymore whether you use us to represent you or you represent yourself. If you represent yourself, you will lose thousands of dollars in rebates.
12. Do you also represent the home builders?
No, we only represent you. You are our client, not the home builder.
13. Do I need to get pre-approved by a lender?
Yes, you need to get pre-approved by your lender. If you don’t have a lender, we can help you with the process of getting pre-approved.
Some major builders will give you additional incentives if you use their lender of choice. Incentives such as help on closing costs.
